With houses selling quickly in Grayson County, buyers may have a hard time finding out what type of house is right for them.
After going through the purchasing process, many first-time homebuyers may wonder if they have found the right house and if they made the right decision. Here are three initial things buyers should know about finding the right house. First, get a good real estate agent; second, trust that gut feeling you get when walking into the home for the first time and; third, consider the functionality of the house.
The first impression of the house is what’s going to let buyers know whether or not the house is right, R.C. Barker, a real estate agent with Virginia Cook Realtors in Sherman, said. The gut feeling when buyers walk into the home is a good indicator of whether or not they should seriously consider the house.
Curb appeal is also an important factor when selling a house. Buyers want to be able to envision their families in the home, so what it looks like from the outside, as well as the inside, is going to influence buyers’ decisions. Barker said the three interior traits buyers look for are the flooring, the kitchen and the bathrooms.
Barker also said many buyers are looking for houses that make moving in an easy process. Buyers are looking for homes that are functional, the heating and air conditioning works well, there is not a need to work on the plumbing, and the roof does not need to be replaced. Buyers want a house that requires minimal work, and they don’t want to have to pay to upgrade the home, especially after they move into the house.
“Buyers are looking for modern features, they want to purchase a house and not have to pay to upgrade,” Barker said. “Buyers want moving in to be an easy process.”
With so many buyers looking for houses, there are many aspects of the house that are considered. For families, the number of bedrooms and bathrooms is a significant aspect buyers consider, as well as school districts and the neighborhoods. The features of the house all depend on the needs of the families. Bill French, owner of Bill French Properties, said buyers are mindful of school districts, with many parents wanting particular elementary schools.
Buying a house is a big purchase, and many first-time homebuyers want the chance to sleep on the purchase. However, this could run the risk of someone else coming in and purchasing the house while they are thinking about it. French said there is an option period before buying a home. The buyer can put down a payment, ranging from $25 and up, for an agreed amount of time in which buyers can purchase the home or not. Once the time expires, the buyer can either continue with the purchase or decide to bail out. During the option period, the potential buyer can have inspections done to make sure the house is safe for their family to move in.
While the housing market is aggressive in Grayson County, French said there is still marketable inventory.
“There is a perfect home for everyone at every price point,” French said.
French said while buyers are looking at properties, there is no need to hurry. Explore the property, and really discover the qualities it has to offer.
The gut feeling buyers get walking into the house for the first time, the amount of work they have to put into the house after the move in and the personality of the house are all important to be aware of when the buyers have found the house they want to buy.
